Manufactured Homes

Please note that our office cannot create tax authentications for mobile home processes between January 1 - January 15th every year due to the annual Tax Roll.

Mobile homes can be one of two types: purged or un-purged.

A mobile home that is purged is valued as part of the real property.  In order to purge a mobile home, the home must be permanently attached to the land; a home without a permanent foundation cannot be purged.  If the home is purged, there is only one R account number for both the home and the land and only one tax bill is received.  Once a home is purged, the property can be transferred by deed.  For more details on how to purge a mobile home, please

A mobile home that is un-purged will have a title and is valued as separate from the land.  An un-purged mobile home is not attached to a permanent foundation.  An un-purged mobile home will have an M account number and receive a separate tax bill for the home.  In order to change the ownership on an un-purged mobile home, the title must be transferred.  If an un-purged mobile home is sold with the land, the title must be transferred in the Clerk and Recorder's office.  For more details on how to transfer an un-purged mobile home, please visit http://co.laplata.co.us/doing_business/manufactures_mobile_home_process/processes_by_type/
